Case Study
Roki Collection
Queenstown
Opened in September 2025, ROKI Collection Queenstown is New Zealand's newest benchmark in ultra-luxury hospitality. Situated on the shores of Lake Wakatipu with uninterrupted views of the Remarkables, the property was conceived as an urban sanctuary — a place where the energy of Queenstown meets genuine tranquillity. The name ROKI, a Te Reo Māori word for tranquil, underpins every design and material decision made across the project.
The hotel represents a $70 million investment in Queenstown's luxury hospitality landscape, and has quickly earned recognition on the global stage, featuring on Forbes' list of 10 Unique New Hotels for the 2025 Bucket List.
The project brought together two of New Zealand's most respected design practices. Sumich Chaplin Architects led the architectural vision for the five-level lakefront building, crafting a structure that frames the dramatic alpine landscape at every turn. Renowned interior designer Virginia Fisher was appointed to bring the interiors to life — and the result is unmistakably hers. Known for a classical design language that lets materials speak quietly but with conviction, Fisher curated a palette of hand-selected furnishings and finishes across the hotel's 15 luxury suites where nothing shouts and everything resonates. It is an approach rooted in restraint: warm, tactile, and deeply considered, where the landscape beyond the glass is always the hero, and every surface inside exists to honour it.
With outdoor living central to the guest experience at every level, the choice of decking material was far from an afterthought. Millboard Enhanced Grain was selected across two distinct outdoor spaces, with each colourway carefully chosen to suit its setting and the guests who would use it.
On the private balcony of the Grand Suite — the hotel's penthouse-level residence and most exclusive offering — Millboard Enhanced Grain in Limed Oak was specified. Its cool, pale tones complement the elevated panoramic views over Lake Wakatipu and the Remarkables, providing a refined outdoor extension that feels entirely at home among the suite's considered interior design.
For the dining decks, where guests and visitors gather for lakeside lunches and long evening dinners at The Terrace restaurant, Millboard Enhanced Grain in Burnt Cedar was chosen. The deeper, warmer tones create an inviting atmosphere that transitions seamlessly from afternoon aperitifs to candlelit dinners, across all seasons.
Both colourways deliver the durability demanded by Queenstown's alpine climate — resisting the UV, moisture and temperature extremes of a lakeside environment — with none of the maintenance burden of traditional timber. For a property built around effortless, world-class guest experience, that reliability matters.
Since opening, ROKI Collection has been embraced by both international critics and local media. Of particular note is hotel's extraordinary attention to detail, with every aspect of the guest experience reflecting quality without compromise. At ROKI, no element has been left to chance — from the architecture to the interior furnishings to the materials underfoot. Millboard's contribution sits quietly but confidently within that story: natural in appearance, enduring in performance, and entirely in keeping with a property that has set a new standard for luxury in New Zealand.
